So for instance, if you were to perform a $100,000 kitchen renovation, it would, on average, add roughly $85,000 to the value of your house. In order to get the most out of your remodel, follow these 3 simple steps:

1) Scan Magazines First
It's hard to know what will look good or bad before a remodel has taken place, and every home has different nuances that effect the renovation. A good place to start are magazines and websites such as Better Homes and Gardens, House Beautiful, and Traditional Home. At the very least, identify styles and elements that you like, such as contemporary, asian influence, minimalist, etc. before speaking with professionals. Designers and architects are expensive, so the better your know what you want the more money you can save.

2) Use a Good Contractor
This seems logical enough, but it can be more difficult than you expect. The common adage in construction is "you get what you pay for," and this is especially true with a project manager. Make sure to call references, look at previous work, and get to know the person to the extent that you feel comfortable with them in your home before you make the hire. A good contractor makes the whole job run smoother and more efficiently, and will help keep the project within your budget. Often times less qualified contractors will bid low to get the job and then the costs skyrocket later. Save yourself this hassle by taking your time and doing your homework before picking a contractor.

3) Shop Around for Appliances
Many contractors will be able to get you discounts on appliances because they have preferential accounts with suppliers, but if you're on a tight budget, make sure you shop around using the contractors prices as your max. Many retailers will work hard to gain your business and will match or beat your contractors prices. Also, discount suppliers like Ikea can be a good place to find stylish cabinets and countertops for cheap.
